At least $50.0M in public sales-volume proof or 50+ verified transaction sides in the latest available ranking year.
Apply proof gates, then rank by AI visibility.
The Index requires public production proof, review footprint, identity clarity, and source quality before a team or individual agent can rank. Proprietary AI Visibility Score then defines the public order; Consumer Authority remains supporting comparison context.
Trust gates
At least 25 public reviews from source-safe public proof before an agent or team appears on a public ranking.
Active license and unambiguous individual/team/brokerage identity before public launch.
Evidence confidence
Coverage and featured ranking are deliberately separate. Broad market coverage should be production-backed, source-clear, and useful to consumers. Featured ranking requires stronger proof: sales, reviews, identity clarity, source quality, and enough AI visibility evidence to support a public score.
| Grade | Meaning |
|---|---|
| Verified | The candidate has public sales proof, public review proof, identity clarity, and enough source-backed visibility to appear on the public ranking. |
Ranking lenses
Highest AI Visibility is the default team and individual rank order after the trust gates. Consumer Authority, Highest Production, and Most Reviewed help consumers inspect the same qualified universe from supporting angles.
| Lens | Consumer question | Eligibility |
|---|---|---|
| Highest AI Visibility | Among qualified agents and teams, who is easiest for AI-assisted search to find, connect, cite, and explain? | Current production proof, the public review minimum, exact entity identity, source quality, and a completed AI Visibility score. |
| Consumer Authority | Which qualified candidates have the strongest supporting public-authority context? | Available for qualified public rows as supporting comparison context. |
| Highest Production | Who has the strongest public production footprint? | Durable production proof from RealTrends, brokerage, credible press, or equivalent source. |
| Most Reviewed | Who has the strongest public service and reputation footprint? | Public review-count proof from a consumer-facing source without copying restricted review text. |
Definitions and counting rules
Evidence edition
Each public build states its evidence edition and update date. Source observations can have different underlying time windows, so every proof link should be opened before a consumer relies on it.
Transaction counting
Public transaction counts are reproduced only when a source states a transaction or side count. The Index does not infer transaction totals from dollar volume or convert team totals into individual totals.
Team classification
A team is ranked as an organization when the public production source and current brand identify a group. An individual is ranked separately only when the evidence supports person-level identity and production.
Review counting
Review proof uses public aggregate count and rating fields only. Review text, reviewer names, and duplicated aggregates are not copied into the Index.
AI capture window
AI Visibility is tied to a dated standardized query set and provider surface. A model mention outside a completed, source-backed capture does not move a public score.
Market assignment
Candidates are assigned to the market supported by the production source and current public identity. Multi-market brands require market-specific evidence rather than automatic duplication.
Score model
The 0-100 public score is proprietary and calibrated across market conditions. It blends sales proof, review footprint, SEO readiness, AI citation coverage, AI answer visibility, third-party authority, entity clarity, and consumer usefulness. Exact weighting is not disclosed because the model is recalibrated as AI search behavior changes and as each market gains deeper candidate coverage.
| Signal family | Definition |
|---|---|
| SEO and on-page AI readiness | Whether the candidate's owned web presence is technically accessible, well-structured, locally specific, and useful to AI-assisted search. |
| GEO and citation visibility | Whether the candidate appears across search, AI-overview-style surfaces, citations, and third-party pages that can corroborate the entity. |
| AI answer visibility | Whether completed AI-answer tests mention the candidate, rank the candidate prominently, cite supporting sources, and avoid entity confusion. |
| Authority and public proof | Whether public sales, reviews, media, brokerage, portal, and ranking sources give consumers enough evidence to inspect the claim. |
| Consumer usefulness | Whether the public footprint helps a buyer or seller understand the candidate's market fit, specialization, strategy, and representation advantage. |
Why this matters to buyers and sellers
For a high-consideration consumer, AI visibility is not a vanity metric. It is a proxy for whether an agent's public record is organized enough to be checked: production, specialization, local expertise, reviews, media, and third-party corroboration. If AI systems cannot connect the evidence, consumers may never see the strongest candidates, and weak candidates with louder content may look more credible than they are.
Editorial policies
No pay-to-play ranking
Ranking placement cannot be purchased. Factual corrections may be reviewed, and model calibration may evolve as AI search behavior changes. Candidate-specific scoring changes require source-backed evidence and documented trust-gate updates.
Correction policy
Candidates, consumers, and brokerages should be able to submit factual corrections with public source links before broader launch.
Review-source policy
Do not copy review text, rating snippets, or portal profile content unless source terms permit it; use source links and aggregate proof labels instead.
Update cadence
The Index is designed to refresh from changing public evidence, but public rankings move only after validation gates pass. A public rank can change only after the relevant evidence layer is refreshed, validated, source-rights safe, and recomputed through the scoring ledger. Download the refresh policy.
Model limits
The index does not claim to identify the universally best agent. It does not score private client outcomes, fee terms, disciplinary history, service quality beyond public proof, or whether a specific consumer should hire a specific person. It is a public-evidence and AI-visibility research layer for building a better interview list.
